Installing any modular or expandable home in Australia may require council assessment depending on your state, property zoning, wind region, and intended use.

At CYJ Import & Export Co Pty Ltd, we give you all essential engineering documentation, but council approval remains the customer’s responsibility.
This ensures full transparency and avoids any misunderstanding later on.


What We Provide (Included with Your Order)

We supply the complete documentation required for your council or private certifier:

Structural Engineering Certificate (SER)

Based on your suburb/postcode, we confirm:

Fire Safety & Thermal Performance Documents

 

  • EPS panel safety ratings
  • Thermal insulation R-values
  • Fire Resistance Level (FRL) info

Electrical & Plumbing Pre-Installation Specs

Our modular homes are pre-wired and pre-plumbed to Australian standards.
Final certification must be issued by 
your local licensed electrician and plumber at installation.

Site Preparation

Before delivery, you must ensure:

  • Proper site access (3.2m width minimum)
  • Crane access if needed
  • Clear driveway and space for installation

Licensed Tradespersons

Any final connections (plumbing, electrical) must be completed by qualified trades for warranty and compliance.

Installation & Compliance Support

We provide:


  • Guidance on what documents to submit to council
  • Explanation of engineering certificates
  • Support on foundation and anchoring requirements
  • Direct liaison with factory engineers if additional documents are needed

We do not submit applications on your behalf, but we fully support you through the process.
